What are my responsibilities for repairs at my property?

Tenants are responsible for any accidental or negligent damages caused by themselves or their guests. Tenants are also responsible for minor maintenance and renewals including things like light-bulbs, hoover bags, fuses and cooker hood filters. However it is the landlords who are responsible for the building structure and exterior, installations, fixtures, fittings and appliances. Furnishings provided must be safe and smoke alarms are also required. Now landlords have to inform tenants in writing about the ’Repairing Standard’ before the start of any new tenancy. If the tenant notifies the landlord that the house does not comply with the standard then the landlord has a duty to carry out necessary work within a reasonable time. It is now easier for private tenants to make sure their landlord complies with their repair obligations. Instead of going to court, tenants will be able to apply to the Private Rented Housing Panel. We’re happy to report that this has never happened to a property managed by Nichols Associates and we hope it never will. We pride ourselves on responding to tenant maintenance matters promptly and efficiently, whilst also ensuring careful cost control and good value repairs for landlords.

To find instruction manuals you should check your Property Information File. If you can not find it please then contact our Property Manager.

How quickly do I get back my deposit?

We typically refund tenant deposits by faster payment in to their nominated bank account within 48 hours of receiving proof that all energy bills, council tax & phone/TV bills have been paid in full.
