We offer a range of Service Options to accommodate your needs, from our Let Only Service for the more experienced landlord to our Fully Managed Service where every aspect of the letting process is dealt with on your behalf. Let Only

Let Only

Ideal for the most experienced & proactive landlord, this service includes:

  1. Advertising: Extensive advertising and preparation of details of the property.
  2. Viewings: Accompanying all prospective tenants viewing the property.
  3. Referencing: Full unique reference process on all prospective tenants, including credit searches where necessary.
  4. Lease documentation: Preparation of the legal documentation to be signed by tenants.
  5. Deposit & Rent Collection: Collection of the deposit and first month's rent.
  6. Financial Statement & Fee Deduction: Completing the service with an itemised statement, deduction of our Let Only commission fee, then payment of all remaining balances to your designated account.

Offering additional security for the experienced landlord, this package includes the itemised services numbered 1-6 above, plus:

  1. Rent Collection: Ongoing service with itemised statements, deduction of our Rental Collection fee, then payment of the remaining balance to your designated account on the date you expect it. We monitor rents closely to make sure our tenants pay on time every month.
Full Management Service

Full Management Service

Perfect if you're new to being a landlord or if you simply want to concentrate on other things, this package lets you sit back and relax with peace of mind, including services 1-7 above plus:

  1. Check in Meeting: Welcome your new tenants to their new home and explain their property information file.
  2. Inventory Preparation: Production of a detailed inventory including photographic and video evidence of the condition of the property at the start of the tenancy.
  3. Compliance: Coordinating the renewal of periodic safety certifications for gas, electric & fire safety appliances, along with Buildings & Contents insurance and EPC & HMO certification as required.
  4. Periodic Inspections: Detailed inspections carried out every 3-6 months, depending on the condition of the property at the last inspection, and the findings are included in the monthly management report.
  5. Maintenance: Advice & management of any maintenance repair works that may be required within the property. Your authorisation will be sought prior to the appointment of any contractors (unless critically urgent in emergencies).
  6. Contractor Management: Inspection of completed works and settling of contractors invoices where recoverable through a month’s rental income.
  7. Monthly Management Report: Our emailed reports not only give the monthly income and expenses but include an up to date schedule of safety certificate renewal dates, routine inspections and an ongoing management summary statement. Whatever happens with your property we keep you fully informed and advised.
  8. Tenancy Termination: Check out the tenant at the end of the lease, compare the property condition against the inventory and negotiate any deposit deductions if appropriate.
  9. Tax Advice: Assistance with your application for tax exemption where applicable, essential for all overseas landlords.
